THIS IS AN OFFICE BASED ROLE WITH REGULAR SITE VISITS.
This role reports into the chairman and the FD. You are fully responsible for the generalÂ day to day management of the property portfolio of over 30 properties both commercial and residential to the value of 140 million and to ensure maximum income potential is achieved. Management, supervision and monitoring of contractors, agents, consultants, solicitors, lessees, tenants, and other staff.
Your role will include agreement of and interpretation of lease and tenancy documentation.
Management of facilities, service charges, property insurances, asbestos register, gas safe inspections, portable appliance testing, fixed wire testing and lift maintenance inspections. Ensuring compliance with all relevant legislation and statutory requirements.
Manage the acquisition and disposal of sites and properties.
º Deal with day-to-day property management issues in a professional and cost-effective manner.
º Deal with Landlords, Contractors, Clients, Agents, Consultants, Solicitors, Lessees, Tenants and Staff.
º Management of Contractors, Agents, Consultants, Solicitors, Lessees, Tenants and Staff.
º Management of property Insurance for all properties in the portfolio and ensuring adequate cover is in place and any relevant recharges are made.
º Manage the acquisition and disposal of sites and properties.
º Ensuring managed properties are compliant with all Health & Safety and other statutory requirements and best practice requirements.
º Carry out property inspections on a regular basis, identify maintenance issues and deal with them.
º Manage and maintain comprehensive records of the properties and maintenance programmes.
º Negotiation and agreement of Leases and Assured Shorthold Tenancy Agreements.
º Complete Facilities Management and service charge delivery.
º Production and compilation of general, financial, and budget reporting to Chairman and FD.
º Any other task to support the team or directors.
º Have a good understanding of legislation such as the Landlord & Tenant Act 1954 and Landlord & Tenant Act 1985 (as amended).
º Ability to read and understand leases and legal documentation and ensure any relevant costs are recharged.
Ability to prepare a Service Charge Budget and manage service delivery.
ºGood knowledge of building and construction.
º Excellent communication skills (verbal and written English language skills, including grammar and spelling, with keen attention to detail).
º Able to always act professionally.
º Maintain strict confidentiality.
º Must be computer literate and able to use MS Office packages etc.
º Ability to work under pressure and on own initiative. Good work ethic and good time management.
